Rent is paid even if the property is empty. This is also paid in advance and not through housing benefit.

FAQ ABOUT PROPERTY Leasing

Birch Housing offers long-term leases of between 3-5 years or even longer. Our leases cover 100% of voids so there is no rent-free period in case the property becomes vacant.

Birch Housing fully maintains and manages the internal repairs of the property for the duration of the lease.

Unfortunately, Birch Housing does not provide housing or shelter directly. In that case, please contact your local authority or local homelessness shelter or charities.

Birch Housing pays competitive rental rates to its landlords without any void periods on long leases. We manage the property for the duration of the lease, therefore saving you extra costs on repairs and maintenance, as well as providing your peace of mind that you will not have to find new tenants in case the property becomes vacant.

Birch Housing has strong relationships with most Local Authorities around England and Wales. We are well placed and equipped to lease properties in any area as long as the properties are of good standard and meet or exceed the government's Decent Homes Standard criteria.

Initially Birch Housing requires the address, floor plan, photos and property schedule with room sizes to evaluate the rent and its suitability for social housing.
